Offices for Andalusian Regional Government Central Headquarters at Hytasa Factory, Seville

PROJECT REPORT

Warehouse V of the old facilities of Hytasa is remodelled and expanded for the offices of the Headquarters of the Central Services of the Regional Government of Andalusia. This building, designed by Talavera and Galnares towards the end of the thirties, constitutes a good example of construction solidity and dignity, wherewith industrial architecture was still handled at that time. Of rectangular form and two storeys high, the building is endowed with a great geometric and construction clarity, -its dimensions, the large spaces, and the subdivision into four structural bays-, which set the rules for its transformation and enable a good adaptation to its new purpose, preserving the original character of the building.

In each of the two original floors of the building some intermediate floors were designed, thus freeing the longitudinal façades and providing an excellent exploitation of the same for office space. These mezzanines extend to the lower front wall of the building without producing alterations in the façade, given that the construction order of the original building allows it.

The complete operation is summarised with the inclusion of two access cores that integrate the stairs, lifts, sanitary facilities, reception, registration, etc. that is to say, all those uses that are not strictly open space or offices.
